Supervision of construction will be required by the professional in the manner as described in their contracts.
The director of property management services will, on behalf of the administration and the Board, maintain appropriate supervision during the project construction. Regular reports will be made to the assistant superintendent of business services/chief financial officer by the director indicating that all work has been performed in accordance with the contract, the project plans, and specifications.
The project budget will consist of the estimated project cost plus a contingency amount for unanticipated costs in the amount of 10 percent of the project cost for projects under $100,000 and 5 percent for projects over $100,000.
Use of project contingency fund for change orders will be at the discretion of the director of property management services and will be a part of the project report to the assistant superintendent of business services/chief financial officer. The project budget approved by the Board will not be exceeded except by approval of the Board of Education.
A final inspection of the facility will be made by the professional, the construction manager and/or the contractor, director of property management services and/or designated staff, designated personnel from the Board and the Superintendent’s Staff, plus the building administrator or designee. The project will be formally accepted by the Board upon recommendation of the administration.
The director of property management services will visit the site of large remodeling or new construction projects no less than quarterly during the first year after construction to ascertain any problems related to the new construction.
